alt+kelber develops concepts for its clients - specifically for real estate funds - whose purpose is to optimise real estate value. We will check whether the modernisation of a given portfolio is actually worth it, or whether the customer is better off selling instead. Our staff will check, among other things, whether there is any rent-increase potential; what kind of modernisation would be required to lower vacancies; whether services, for instance in the administrative sector, would be cheaper if outsourced. Our staff will also coordinate and control external service providers.

Buying an attractive piece of real estate is one thing. Letting it is quite another, for only a well-let property will give you the security of an attractive long-term cash flow. Institutional investors, more than others, have a hard time after a given acquisition to eliminate vacancies or to keep the tenant fluctuation as low as possible in the first place. Moreover, someone needs to make sure that rents are paid on time and in the amount agreed, and that the tenant has the option to address grievances to a contact on the ground that will take care of things.
